Got a phone call a couple hours ago — some people wanted to look at my townhouse.  I haven’t advertised at all - just put a “for sale by owner” sign in my front yard.  They came and looked at it — stayed a long time talking and asking questions - called their daughter to come look at it.  They had a tape measure and measured cabinets.  They just called again — they’re coming over to make me an offer!!!!  Stay tuned . . .  Apparently St. Joseph is still working for me.  If he keeps working this well for me, I may soon start making money loaning him out to family and friends. 

Later note:  Got the official offer - and it’s good - will be negotiating on it tomorrow.  Whoopee!!!!
